Extension of Amended Notice Periods

Notice periods in relation to possession proceedings for certain residential tenancies were increased to protect residential tenants from eviction with the introduction of Schedule 29 of the Coronavirus Act 2020. This began in March 2020 and was due to end on 30th September 2020.

The Coronavirus Act 2020 (Residential Tenancies: Protection from Eviction) (Wales) Regulations 2020 (SI 2020/1044 (W 233)) (September 2020 Regulations) extended the period in Wales until March 2021, and then it was subsequently extended again to June 2021 and then again to 30th September 2021.

The most recent Coronavirus Act 2020 (Residential Tenancies: Extension of Period from Eviction) (No 3) (Wales) Regulations 2021 (SI 2021/1064 (W 251)) has come into force on the 30th September 2021. This has extended the amended notice periods for seeking possession of most residential tenancies in Wales until 31st December 2021.

The notice periods required to be given while the Relevant Period continues have not changed and remain the same as currently in force by virtue of the September 2020 Regulations.
