  • Heads of Terms- we can review and advise on the heads of terms agreed between the parties to ensure you are in the best position from the outset.
  • Due diligence and title investigation- when acting for a tenant, we will carry out a thorough investigation of the documents and information provided by the landlord in relation to the premises and provide a short or more comprehensive title report.
  • Legal documents- we will draft and negotiate the required legal documents, including any agreement for lease, the lease and any licence for alterations.
  • Other- we can also provide advice in relation to renewal leases, surrenders of leases and the assignment of leases.

Examples of our recent work include the following:

  • During the past two years, we have acted for a private property company in relation to the purchase and re-finance of multi-let industrial estates in North Wales (44 units), Merseyside (9 units) and Lincolnshire (15 units).
  • We acted for Hammerite, who are part of the Akzo Nobel group of companies, in connection with their sale of a manufacturing facility in Northumberland. We were acting alongside the in-house commercial legal team at Akzo Nobel who dealt with the commercial aspects of this transaction, including the grant of licences for the continuing manufacturing of the product and the commercial agreements for the sale of the product by the new purchaser. The site includes large amounts of open land and the sale was made subject to overage obligations in the event that the site was re-developed within an agreed time.
  • Acting for a textile manufacturer in their acquisition of an industrial site in Leicestershire for the processing of high quality clothing material, including a lease-back to the previous owner.
  • Acting for our landlord client in the grant of lease to a major manufacturer of engineering products, including components for aircraft assembly and high tech components.
