Biography

Joanne Perritt has been a partner at Myerson since 2014 and head of the Myerson Commercial Property team since 2019.

Joanne leads a team which has been recognised as Tier 1 by the Legal 500 for many years and which competes with larger, city centre firms on complex, high-value matters.

Joanne provides commercial, constructive and imaginative legal solutions to her clients and she is a truly trusted advisor and business partner to many clients, both long standing and more recently won.

She is consistently recommended by both clients and intermediaries to their contacts and has built a loyal practice of investor clients.

Joanne also maintains and continues to build on an extremely well-regarded practice advising landowners and developers on strategic land matters.

Recent Experience

  • Acted for a longstanding investor client in connection with the consolidation of their substantial property portfolio. This included preparing sale packs for the potential sale of 7 multi-let assets, including a number of large industrial estates, a hospitality venue, a multi-let office block and a waste disposal site and dealing with the subsequent sale of a number of these sites. Joanne is a true trusted advisor to the client and regularly advises on lease re-gears, renewals, and other tenant issues, as well as on the acquisition of new sites.
  • Acted for a student accommodation provider in respect of the restructuring of their ownership and subsequent disposal of a 185-bed asset.
  • Acted for the owner of The Toast Rack, an iconic listed building in Manchester’s student district, which is earmarked for redevelopment, in connection with the potential sale of the site.
  • Acted for a private investor in connection with the purchase of two new build mixed-use premises comprising ground-floor commercial premises, four-storey residential units and a multi-storey car parking area.
  • Acted for a land promoter in relation to a substantial site in Lancashire, including advising on the promotion agreement between the landowner and our client and the negotiation of the subsequent proposed sale to a national housebuilder.
  • Acted for a landowner in respect of an option and lease to a national housebuilder, who wishes to use the land to provide natural habitat for biodiversity net gain purposes (BNG) in connection with their application for planning permission to develop adjoining land for residential purposes.
  • Acted for a lender client in relation to the provision of a £6million facility to an existing customer to refinance a substantial office building in Leeds city centre, which had initially been purchased using a combination of company funds and loans from a director’s pension scheme. Joanne’s advice included dealing with deeds of postponement and subordination in respect of the proposed partial drawdown of funds, which would leave a balance outstanding to these parties.
  • Acted for an investor client in relation to the conditional sale of a large office building in Southwest London. The buyer was a developer who had identified an end user for the property who wished to run a children’s nursery. The sale therefore had to be conditional on them obtaining permission to vary the existing planning permission for the building so that they could create an outdoor play area. Joanne also identified an issue with VAT: the end user would be unable to reclaim it. Working alongside a tax specialist, Joanne was able to assist our client in establishing that our client could revoke the option to tax without disadvantage, enabling the transaction to proceed to exchange.
